Inspection: my version

The inspection was a HUGE thumbs up! The inspector was awesome and spent 3 hours checking my house very thoroughly! He did check the roof after all, which was a relief. Here's just a short version, the full report will be emailed to my real estate agent and I in the morning. Basically, the electrical is all GREAT, except for the wiring in the garage. It's a little exposed in some areas. 1. The pipes are GREAT, everywhere. 2. The air conditioner and heater work GREAT. 3. The foundation underneath the house is made of brick, but totally sound. He only seen a little moisture underneath the main bathroom, but said that it didn't appear to be mold. 4. The house needs cosmetic brick surgery (lol), but nothing bad structurally. I just need a good mason. It will have to be someone who can center that front pillar holding up my porch roof. 5. Everything looked GREAT in the attic. 6. The dishwasher, garbage disposal and and all ceiling fans work. 7. He didn't see any termites, but he can't legally put that in the paperwork anyway. (why not California?) 8. There is an area of moisture on the rear roof, but it will be covered under the $2000 section one repairs that the bank has to cover. All other parts of the roof are in GREAT shape. He said I'm missing a cap on a vent, but that's no problem. 9. The hot water heater is 25 years old and has a small leak. Going to try and get the seller to replace, since they have to come out and brace it anyway, for the earthquakes we don't have. But, not too worried as I can get one for under $500. 10. All of the windows are intact. Some are painted shut for some odd reason. That's fixable. 11. I need electrical covers in each room. I can handle that! 12. The front door is in major need of repair as they broke the plaster all the way around the frame, it actually has holes. That's all I can think of right now. I will post more when I get the report tomorrow. I'm just thrilled that the electrical, water pipes, a/c and heater work!

  1. That's excellent news.

I have never had a hot water heater last twenty-five years, but they may have different lifetimes.

I can't remember from when I lived in California, but termite inspectors may need to be licensed. Termites were a big problem where I lived. (No worries about digging out tree stumps, leave them alone for a year or two and they became history.)

  2. That is great! Congratulations!

Our old water heater died last year after about 20 years. They don't make them like that anymore though.

I'm glad about the roof and the central air and electrical. Those can add up quick, especially in an old home. Sounds like you're nearly there!
